  1. We did the same thing with cabinets once. We just cut all the caulk, removed the screws and moved it. But our problem it was too tight. By a few millimeters lol.

  2. We also never did full staging. Just little homey things like plants and a table and chairs maybe. It gives them a idea of a home feeling and then they can visualize the rest. Yeet.

  4. Joe brother Rabbit is the most loyal most down person you have had throughout the whole flip. Take you some time and think before you snap off he is good people and he busts his ass even if he smokes a bit much big damn deal that is a true friend I know you been stressing but remember Rabbit is there for you not against you and he sure as hell isnt no damn Brian. Take Rabbit out to Golden Corral or Sizzler or whatever constitutes fine dining show that man some love because he really is you lucky charm just dont wear his foot lol peace out glad the house getting done be safe

That rarely ever happens if an appraiser comes back low you usually try to come to an agreement with the buyer to come out of pocket or meet halfway if they are even willing, if they are using an FHA or VA. The comp analysis should be realistic and focus on all the houses that have been recently flipped within an 0.2 mile radius with similar size, sq ft, rooms, bathrooms, etc. If the appraisal comes back low the buyer can just walkaway or ask you to come down to the price they want if they are using an VA or FHA loan. Not saying that you can't dispute an appraisal but you better have a good argument, the appraisal is most likely going to focus on other comps that have just been flipped in that area when comparing. I just went through this in poplar halls in Norfolk. The goal should be to come up with the best comp analysis possible, be realistic, and don't list the property overpriced. You will also probably have to fix some things when the PICRA comes about. I have seen the best builders in Tidewater have to go back and fix things after the home inspection all the time. The lending company also randomly draws from a pool when it comes to the appraiser. Plus there are other factors that go into play like if the person is using a VA loan or if they are using an FHA with a VHDA first time home buyer.

  7. Catching up and binge watching this weeks videos. It is hard to work with friends in ,the best of situations much less adding the stress of addiction, jail, etc. I hope you are able to learn how to separate friendship and business. Most Of the capability does fall on you as the owner/boss write up job descriptions so you both have the same expectations. Most importantly you should never get to the point you see yelling and kicking him off a job. Been watching you for several years really want to see aps continue to grow and be successful.
