Rats are way too smart for bait. When you introduce a new food source they nibble on it and wait. If they get sick or die then all the other rats will avoid the food. Once the issue is that bad you just gotta fumigate the place.
if the house is being demolished why not neutralize them/ keep them in the house completely sealed and use the house as a giant gas chamber
That would be a hella fun job. No worries about destroying the client's home. Just bash whatever you want. This one would be awesome stress relief.
