Those bikes are actually a fun ride. If you are used to two stroke 125cc bikes, or even 80cc, those ebikes aren't much different in torque, I have a few of those oldies and no, I don't use them often, nor in inhabited areas, they simply shit crap outta the tail pipe, I don't have an ebike but tried a few. the best part of them is no crap and instant go as soon as you land on it, but for the sake of fun, 125cc is king, one heck of crapper king but still a king! 😀 toilet humour FTW!

FYI
If you ever do register this, And drive it on the street. You're going to have to get your driver's license updated by the DMV to where you can ride a motorcycle.
I don't know about Ohio or other states but in California specifically it's an M designation on the license. If caught without a motorcycle designation on your driver's license The bike will be impounded, get a giant ticket, and potentially go to jail.

Bike ad aside. Have you considered a water tank on top of your shop? Both for your bathroom and what you may need for the shop. I have a 670 gallons tank on top of my house plus a cistern below my garage with another 250 gallons.
If the shop structure can't hold the weight, and above ground tank with an automatic pressurize pump will do the trick. You will also need a small septic tank for your know what… And there is always Rent-a-potty.
